Project Overview

Our clients for this Norman Park project were a young family with previous renovation experience in the same suburb. They approached us with a clear vision: to transform a challenging site into their forever family home. The brief called for a significant character home renovation that would celebrate and enhance the pre-war bones of the existing property while adapting it for modern living.

The Design Process: Navigating Character Constraints

Renovating a pre-war home in Brisbane requires a delicate balance of preserving history while upgrading functionality. The original dwelling was a dilapidated house that had suffered from poorly attempted renovations in the past, featuring disjointed floor levels and varying ceiling heights.

During the design phase, our team navigated strict zoning challenges, space limitations, and complex council approvals. A major component of the project involved raising the original house to accommodate the sloping site. Our primary goal was to design a home that responds perfectly to the Brisbane climate, remains sympathetic to its traditional Queenslander roots, and seamlessly fuses with a modern Hamptons aesthetic.

Our Approach: Blending Pre-War Bones with Modern Hamptons

The clients envisioned an open, spacious and natural light-filled home with a relaxed yet sophisticated feel. To achieve this, Invilla completely reimagined the internal layout to maximise the north-north-east aspect and embrace the views, all while maintaining the crucial structural elements of the original house.

The refurbished home now features:

  • Seamless Entertaining: An open-plan living, dining, and kitchen area tailored for family gatherings.

  • Architectural Volume: Coffered ceilings in the kitchen and living spaces, complemented by a striking high void around the staircase.

  • Premium Finishes: High-quality natural materials throughout, including timber flooring, custom wainscoting detailing, traditional double-hung windows, gold fixtures, and marble accents.

Key Design Results

1. Classic Elegance and Expansive Views

Expansive sliding doors introduce a classic feel while creating a sense of space and drama. These doors open entirely onto a large deck and backyard, blending indoor and outdoor living. This design choice maximises natural light, captures prevailing breezes, and frames views of the surroundings.

2. A Serene Master Suite Retreat

We expanded the upper level to provide the master bedroom with its own private deck. Internally, the suite features a custom window seat and an elegant chandelier. This thoughtful design combines luxury with comfort, providing the parents with a serene and sophisticated retreat away from the main living zones.

3. Backyard Oasis with a Dedicated Pool House

To maximise the usable land on the sloping block, we levelled the sizeable alfresco area to accommodate a subtropical entertaining space and a family pool. The standout feature is the conversion of an existing backyard shed into a dedicated pool house. This additional structure provides a stylish, convenient space for guests to relax, turning the backyard into a true suburban oasis.

Conclusion

This project is an excellent example of how a challenging, dilapidated property can be transformed into something extraordinary while retaining its original character and charm. We are thrilled with how this large family home turned out.
