What to Expect When Engaging an Architect

There are several approaches to designing and building your dream home. One of the most important steps is the design phase, which forms the blueprint of what will eventually be constructed. In these early stages, sketches and shapes on a computer are malleable, giving you the freedom to explore ideas that won't be possible later when things are literally set in concrete.

Engaging an architect differs from hiring a draftsman, who typically relies more on the client for design ideas and feedback. An architect should take the lead on a project from the design phase right through to the construction phase. There's also a variety of design approaches within the architect community: where some have their own set ways and values and may be less flexible regarding clients' personal tastes, while others focus heavily on what the client wants, often encouraging a scrapbook-style approach to gather ideas. At Invilla, we always strive to strike a balance between listening to our clients and incorporating their ideas while ensuring that a project remains on track and maintains a high level of standards through our knowledge and expertise. The expectation when working with Invilla is to have the freedom and flexibility to express yourself, but also to feel confident that we’re guiding and enhancing the project along the way.

What should you expect? Expect to be guided every step of the way and kept well-informed about sizes, costs, materials, and the overall process. Beyond design, there’s the task of handling engineering, approvals, certifications, and builder selection. Invilla takes care of this process from those initial blank pages all the way to when the builder hands over a completed home ready for you to move into.

Understanding the Role of an Architect

The role of an architect is to be the primary consultant on a building project and assist in taking it from concept to completion. This role includes some or all of the following:

· Site analysis, including orientation, climate, and views

· Designing in plan and elevation/3D to create a framework that is both practical and visually appealing

· Balancing a client's needs with their wants, and their vision with their budget

· Selecting appropriate finishes and materials to suit the needs of each space

· Assisting in engaging town planners and applying for council permits when required

· Collaborating with certifiers and engineers to apply for building approval

· Working with the client to source a suitable builder, whether through a competitive pricing tender process or by choosing a selected builder.

Budget control is an important role that architects undertake, but keep in mind that any advice given is just an estimate until a proper quote is provided by a builder or quantity surveyor. It’s also important to note that we don't provide financial advice specific to a client's individual circumstances or their borrowing capabilities.
