A one of a kind luxury family property in the heart of Noosa

Overview

The Sunshine Coast is the perfect place to call home, and Noosa has a great lifestyle offering with a mixture of luxury, relaxation and fun. This property was initially a renovation of an old, postmodern block and rendered house which didn't utilise the block or the views. The clients loved the plans and location so much they ended up moving in instead of using it as an investment. The brief was a resort, coastal style Hamptons home fused with waterside Queenslander.

Process

When designing a home, capturing the view is one of the most important things to consider. This property does just that with its open design that allows breezes from the water and natural light to filter through. 

The client was very involved and hands-on in the design process and the finer details. This involvement included but was not limited to joinery, finishes, wall panel details with textured walls throughout and wainscoting in the powder room.

We did face some challenges with the neighbours and council. Some last-minute changes to the front lawn and the pool house required new drawings and DA from the council. There were also some design difficulties due to the 8.5m height limit. 

We overcame these difficulties relatively quickly due to our extensive knowledge and experience with this type of lot and frontage.


Approach

The wrap-around pool, bedrooms, and living rooms are just a few of the design ideas that our client wanted to incorporate. Invilla brought in some new ideas like the location of the kitchen, a second living area at the front, the location of the stairs and how it tied in with the void. 

It was indeed a collaboration. It's a massive house with an open plan lower level that includes a large kitchen with double island benches, a butlers kitchen and a mudroom. The living and family areas are also on this level. There are three guest rooms on the first floor with two ensuites, a walk-in robe, a media room, and two front balconies. 

We had to make every space special with a view or a feature outlook. There is also an external bath. Symmetry was a big thing, and difficult to line up beds centrally to rooms as the site tapers and the floor plan of the original house that we worked to was an H shape.

This Hamptons home was a fantastic project to work on, and we are very proud of the outcome, a family-friendly home that's all about the water for a family who loves to play in it and is an entertainer's dream.
